Wat Ket is Chiang Mai's most dramatically transformed neighborhood. Since Central Festival opened in 2013, the area has exploded -- land values reportedly increased fivefold, and the condo count in a 1km radius grew from 2 developments to 16+. It is Chiang Mai's self-proclaimed "new CBD," though the reality is more mall-anchored suburb than business district.

The Vibe

Wat Ket is actually two neighborhoods in one. The riverside western end (Charoenrat Road) is Chiang Mai's original expat area -- 19th-century missionary heritage, old teak houses converted into cafes like Woo Cafe and Vieng Joom On Teahouse, and a slower riverside pace. The eastern end around Central Festival is modern, car-oriented, and defined by high-rises, parking lots, and the massive mall.

The honest take: this area is functional and convenient rather than charming. If you want Instagram-worthy Lanna vibes, look elsewhere. If you want a modern condo with a pool, the biggest mall in Northern Thailand within walking distance, and easy Super Highway access, this is your zone.
