Overview
The "One Plus Jed Yod" series consists of several boutique low-rise buildings (labeled 1, 2, 3, and 4) developed by Karnkanok Property. Completed between 2015 and 2018, these buildings have become the "standard" for quality living in the Jed Yod neighborhood.
Jed Yod is often described as the "local alternative to Nimman" - it's filled with hidden cafes, cheap student eats, and local temples, but lacks the high-speed traffic and tourist prices of the main strip. The One Plus buildings here are popular because they offer a higher level of security (fingerprint access) and better amenities than the surrounding local apartments.
Developer
Karnkanok Property is the developer. Their One Plus brand is the most recognizable "city condo" name in Chiang Mai. Units are known for being practical and durable. Because Karnkanok is a massive local player, the Juristic management is well-established, and maintenance fees are kept low while ensuring the pools and saunas remain functional.
Location & Transit
Located on Anusawaree Singha Road (the main artery of Jed Yod), the buildings are tucked into the neighborhood but offer quick exits to the Superhighway and the Chotana Road area.
| Station | Line | Distance | Walk | Motorbike |
|---|---|---|---|---|
| Jed Yod Main Soi | Local | 0m | 0 min | 0 min |
| Khuang Sing Intersection | Hub | 850m | 11 min | 3 min |
| Maya Mall | Hub | 2.5km | N/A | 7 min |
| Airport (CNX) | Flight | 9.0km | N/A | 20 min |
Tip: A motorbike is highly recommended. While you can walk to 7-Elevens and dozens of local restaurants in Jed Yod, the neighborhood is a maze of sois. A bike turns a hot 15-minute walk into a 2-minute breeze.
Nearby Landmarks
- Wat Ched Yot - 900m (A stunning 15th-century temple; great for quiet walks).
- Rajamangala University (Jed Yod) - 800m (The main reason for the high student population here).
- Jed Yod Plaza - 1.0km (A local market area with great street food in the evenings).
- Lanna Hospital - 1.5km (Major private hospital nearby).
Unit Types
| Type | Size | Notes |
|---|---|---|
| Studio | 27 - 30 sqm | Compact but efficient. Great for solo students. |
| 1 Bedroom | 32 - 42 sqm | The most popular layout. Usually includes a small balcony. |
| 2 Bedroom | 45 - 84 sqm | Rare. The 84 sqm units (often in One Plus 3) are massive for this area. |
Facilities
Recreation:
- Saltwater Pool: Each building has its own ground-floor pool. They are generally quiet during the day and well-shaded by the building's 7-story height.
- Fitness & Sauna: A staple of the One Plus brand. The gyms are small but functional, and the sauna is a major win for the "smoky season" or cooler months.
Security:
- Like all One Plus projects, fingerprint entry is standard. This makes these buildings significantly safer than the older, key-entry apartments in the Jed Yod area.
Pros
- Price-to-Value Ratio - You get a modern, secure apartment with a pool and sauna for significantly less than a Nimman condo.
- Local Vibe - Jed Yod is one of the coolest "real" neighborhoods in Chiang Mai. It's walkable, filled with local bars, and much more authentic than Nimman.
- High Security - The fingerprint biometric system is top-notch for solo residents.
- Stable Internet - Being a newer build, Fiber Optic internet is easily installed in most units.
Cons
- Building 1 vs. 3 - One Plus 1 and 2 are older (2015); One Plus 3 and 4 (2018+) have slightly more modern lobby finishes. Check for signs of wear in the older blocks.
- Flight Path - Jed Yod is near the airport's northern flight path. You will hear planes, though it is slightly less intense than the Nimman area.
- Limited Parking - With a 50% ratio, the lots fill up at night as many residents are students with cars.
- Strictly No Pets
Best For
- Budget Nomads - Who want to be near Nimman (7 min bike ride) but want to pay 9,000-11,000 THB/month instead of 15,000 THB.
- University Students - Specifically those attending Rajamangala.
- Solo Residents - Who prioritize the safety of a fingerprint-access building.
The Bottom Line
One Plus Jed Yod is "The Local Pro's Choice." It's where people live when they know Chiang Mai well enough to avoid the "tourist tax" of Nimman. It offers the same level of comfort and security as more expensive buildings but embeds you in a vibrant, authentic local neighborhood.
